Public to weigh in on another Fergus townhouse development

Concerns about traffic were previously broached surrounding its closeness to a nearby development

FERGUS ‒ The public can provide their input on another residential development proposed just off St. David Street North during a public meeting next week. 

Up for discussion at a public meeting in Centre Wellington on Wednesday, 37 townhouses, and 12 single homes are proposed for the “L” shaped property at 961 St. David St. N between Sideroad 19 and Sideroad 18. 

Prepared by MHBC, the report said the development is consistent with Provincial Policies and optimizes the use of available infrastructure within the developed portion of the community and can be adequately serviced through the planned extension of municipal services while providing additional residential housing supply and will provide a range of unit types, and mix of uses within the community.

“The proposed development is an opportunity to develop a property that is largely underutilized,” said the report. 

While its closeness to a 112-stacked townhome development at the New To You property initially raised public concerns about traffic, the report defended its choice saying that it provides ideal access to major highway and arterial roads, close proximity to many highway commercial uses (commercial plazas), as well as schools and parks within walking distance. 

An amenity area at the intersection of St. David Street North and a proposed new private road suggests incorporating community mailboxes, benches, pathways, and play features as well as a new sidewalk stretching the length of the private road. 

Parking is said to be provided by a driveway and garage for each unit with an additional 15 on-street parking spaces.
