So, you've bought your first house! Now what?!

This is the moment you’ve been waiting for! There’s a chance you’ve been planning for months — even years. Saving up every spare penny, keeping that credit squeaky clean… and now it pays off! So, congratulations, you’re a first time home buyer in Ontario.

So after the champagne’s been popped, the million texts and calls from well-wishing friends and family have been answered and returned and the confetti has settled, what’s your next move?

We’re here to help you through the process, as well as hopefully answer a few questions you’ve had on your mind. Let’s take a look at how you can outline your next steps after purchasing your first home.

Preparing For The Move

If you thought buying a house was the difficult part, you’d be right. However, an extremely close second is prepping for the move.

Staying organized is key. Moving is huge, which means that having a solid plan in place is crucial. Start with taking detailed notes or put together a bullet journal. Having everything documented that needs doing can relieve anxiety and prepare you for any hurdles.

From a task such as transferring your utility services to figuring out an estimate of how many boxes you’ll need for your clothing, it will all seem less intimidating when it’s down on paper.

Speaking of packing — prioritizing is also crucial. For quick reference, the most efficient and easy way to pack is to start with clothing that isn’t touched often and then progressing through kitchen items, right up to last-minute toiletries.

You should also consider if you will be driving or flying into your new destination. If you need to transport a car, consider shipping it or having yourself or a trusted individual drive it up to your new residence ahead of time.

Budgeting Tips

The cost of repairs and the move itself can add up, so our first suggestion budget-wise would be to keep a spreadsheet regularly updated on guaranteed moving expenses, as well as what needs to be paid for and when.

Get rid of what you don’t want anymore. Kijiji and Facebook Marketplace are excellent resources to help you get rid of those items that you don’t use but could still fetch a price for.

Older, but clean and well-functioning appliances are highly sought-after. Don’t need that older couch? A couple just starting out in their new residence or a university student definitely will. Price it fairly, price it to sell and you’ll be in business and a few more bucks richer.

As far as boxes go, there’s no need to buy. Grab printer paper boxes from the office call up your local liquor store or grocery store. These stores usually have deliveries mid-week, so call first thing Tuesday through Thursday and you’ll likely find some some success.

Decorating Tips

The decor might be the last thing on your mind at this point, but it’s something to consider closer to the date. After all, this is your first home. You want to move in and feel comfortable and start to make it ‘your own.’

We have a few ideas.

Plants, luscious and floral to the stubby and shrubby are huge right now. Consider low maintenance succulents for your south-facing office space or nursery and tall, leafy plants for the living room.

Neutrals are also really big right now for wall paint. The same goes for furniture, with an emphasis on modern. Consider a white blush, gray, or light blue deep set couch with fun, modern accent chairs. Pair that with some billowing white or cream curtains and you’ve got yourself a great aesthetic.
