City staff give thumbs up to a fifth storey for former Northern Rubber building

A fifth storey will be added to the former Northern Rubber Company building in The Ward if recommendations to city council are approved next week. In a recently released report, city staff urge council to endorse official plan and zoning bylaw amendments that will allow the structure to grow.

If approved, the height of a century-old building at 120 Huron St. S. will be increased and the structure converted into 133 apartment units, with 30 on the fifth floor offered as affordable units.

A public meeting regarding the revised proposal was held in September, generally garnering support for the project.

“Following the public meeting, the applicant made some minor revisions to the proposed application, clarifying the proposed use, increasing the size of units the size of the fifth floor slightly and updating their requested specialized zoning regulations,” states the report heading to council on Monday.

The developer, Alice Block Inc. — a subsidiary of Kitchener-based Momentum Developments — is also requesting a number of other zoning amendments related to minimum setbacks, common amenity areas, unit sizes, parking and more.

Monday’s city council planning meeting is slated to begin at 6:30 p.m. on Monday. It will be livestreamed at guelph.ca/live.

The site was previously rezoned to allow the four-storey structure to be converted into an 87-unit residential apartment building, with the remainder of the previous industrial site (122 Huron St.) developed into 59 townhouse units.
