Developer looking to build 14-storey apartment complex in downtown Guelph

A developer wants to build a new 14-story apartment building on a vacant lot at 45 Yarmouth St. in downtown Guelph.

An application for a zoning by-law amendment to permit the 14 storey, 89-unit building was made by Ayerswood Development Corporation in February. The statutory public meeting on the plan will be held at council's planning meeting on Monday.

No decision will be made at Monday's meeting.

The lot, on the east side of Yarmouth roughly half way down, is bordered by Yarmouth Street to the west and Baker Street to the east. It is currently used as a parking lot on the Yarmouth side and is vacant on the Baker Street side.

Entrance to the building would be on the Yarmouth side and it would include a 65-space underground parking garage.

"Approximately 20 additional parking spaces would be provided for residents of the proposed apartment building within the city's Baker Street public parking lot," says a staff report to council.

Developers are looking for a rezoning of the lot from Central Business District Zone to Specialized Central Business district Zone to allow the apartment building.

The lot is 0.114 hectares in size and sits bordered by Yarmouth Street and Baker Street. It is adjacent to the old Raymond Sewing Machine Company Building.

The current zoning allows for mixed use buildings that includes a mix of commercial and residential use, but not purely residential.

Current downtown policies also dictate buildings can be no more than 12 stories in height, but can go up to 14 stories if it is deemed to be of public benefit.
