Harts Lane development clears last major hurdle

342 residential units include 153-unit apartment building in Guelph's south end

A large subdivision at the end of Harts Lane in Guelph's south end cleared the last major hurdle and is now close to being started.

Guelph City Council approved a proposed draft plan of residential subdivision that will eventually see 342 residential units built on the 12.65-hectare site, officially 132 Harts Lane West.

It is a piece of property surrounded by developments on all sides.

The number of residential units includes 117 single detached houses, four semi-detached houses, 68 cluster townhouse units and a 153-unit apartment complex.

Original plans called for 312 units in total. The developments will be built in stages.

The property is bordered by Kortright Road, Rickson Avenue, Darnell Road and between it and Gordon Street just a little further east.

The city says the project will garner $7.1 million in development fees alone for the city, plus expected annual taxes once developed of $1.17 million.

Terra View Homes originally purchased the Harts Farm property in 2012 and officially applied for the necessary zoning, by-law and official plan amendments in 2014. It has gone back and forth since then.

Terra View Homes' Andrew Lambden assured council that the development was not aimed at student residence.

"We're not in the student business," Lambden said Monday.

He said here are roughly 500 people already on a waiting list for properties in the development.

The Hart farmhouse will be restored and used as community space. A 170-year-old barn on the property could not be saved but some of the wood has been saved and will be repurposed around the property, Lambden said.
