New townhouse development proposed for vacant lot in east Guelph

A developer wants to put 44 cluster townhouses on a Cassino Avenue, just east of Victoria Road

A vacant piece of land just east of Victoria Road North could become home to 44 cluster townhomes.

Officially listed as 103-105 Victoria Rd. N., the property currently includes a large vacant area behind two existing homes on the northeast corner of Victoria Road and Cassino Avenue. It is currently empty, surrounded by brush, with a small abandoned storage building sitting in one corner.

Gemini Homes has made a zoning bylaw amendment application to rezone the property from its current urban reserve zoning to specialized residential cluster townhouse zoning.

The existing homes on the property currently fronting Victoria Road will be retained and a new entrance to the proposed townhouse complex would be created on Cassino Avenue.

The two and three-storey townhouses would be in six blocks, with six to eight units per block, on a 2.4-acre portion of the 3.95-acre property. They would be between 1,600 and 2,000 square feet, with the two storey homes fronting Cassino and the three storey ones further back.

Another detached home is planned for the corner of Victoria and Cassino.

A public meeting on the application will take place at city council's planning meeting on Sept. 13.
