Proposal calls for six-storey apartment building near College/Edinburgh intersection

Ground floor would include seniors day-use facility and a daycare

A numbered company wants to build a six-storey building containing 116 dwelling units near the intersection of College Avenue and Edinburgh Road.

Plans have been submitted with the city for the building, which would also include a daycare and seniors day-use facility on the ground floor of the development, which is specifically slated for 166 and 178 College Avenue West.

It would replace the current single-storey College Place Retirement Residence at 166 College Ave. W. and include the adjacent lot that currently has a detached residence on it and a separate garage.

The application with the city says there will be 111 apartment units and 11 townhouse units.

"The owner is proposing to consolidate the two properties municipally addressed as 166 and 178 College Avenue West (the Site) for the purpose of redevelopment. The redevelopment concept (the “Proposed Development”) is a six storey mixed use building containing a ground floor daycare/ seniors’ day use centre, and 116 dwelling units," says documents submitted with a zoning application with the city.

There would also be 133 parking spaces, in a parking garage and in a surface lot.

The developer is seeking an Official Plan amendment and zoning bylaw amendment that would be needed to proceed.

The proposed Official Plan amendment would re-designate 178 College Ave. W. from low density residential and medium density residential to high density residential.

The 1.68-acre site has 105 metres of frontage on to College Avenue West.
