Proposed development for Victoria Road North gets an overhaul

Developer makes adjustments after hearing public concerns last year

The developer of a large vacant lot on Victoria Road North has adjusted his proposal after many in the neighbourhood complained about the original plans.

The new proposal for 671 Victoria Rd. N. calls for a small commercial plaza and two four-story stacked townhouse buildings containing a total of 64 units.

A public meeting for the new proposal was planned for Feb. 23 at City Hall.

Original plans that went to City Council last May called for two separate six-story apartment buildings containing 124 units with 4,000 feet of commercial space on the ground floors.

A standalone bank was also included in the original plans, as was an underground parking garage.

The lot is on the northeast corner of Victoria Rd. N. and Wideman Boulevard, on the northeast edge of Guelph.

Area residents strongly opposed the initial plans when they first came to City Council last May.

"This will be a monster," nearby resident Andrew Bilyk told council at the time.

Size of the buildings, traffic concerns, vandalism and transient tenants with little regard for the neighbourhood were other concerns cited to council.

The new proposal will require a rezoning and a number of specialized regulations  for increased density, increased height, increased building coverage, reduced landscape open space, reduced common amenity area and reduced minimum lot area per unit.

It will have to go back to City Council and a statutory public meeting held if it proceeds.
