Supportive housing, retirement community projects subject of public meetings Monday

As plans for a supportive housing project on Delhi Street and a retirement community on Arkell Road move through the approval process, public meetings for each initiative will be held on Monday.

The County of Wellington plans to purchase 65 Delhi St. from the city and convert the historic building into temporary supportive housing, relocating the housing initiative currently at Loyola House leased at the Ignatius Jesuit Centre on Hwy. 6, north of Woodlawn Road.

In order for that to happen, the 0.53-hectare property needs to be rezoned from a community park designation to “specialized infill apartment,” along with reductions to the minimum frontage and rear yard setback, as well as permission to park in the front yard.

Re-zoning is a condition of sale and if not approved, the county will not purchase the property, noted a previous news release.

Monday evening also offers an opportunity for people to speak up regarding plans for a retirement community at 33 to 37 Arkell Rd. and 1408 Gordon St. 

If ultimately approved, the project would wrap around the outside edges of the 1354 Gordon St. corner property, in which an eight-storey apartment building is being proposed, on the site of the former Hamilton Garage, an area colloquially known as ‘Hamilton Corners.’

Those properties are currently zoned for single-detached homes, with a “specialized general apartment” zoning being sought.

The general apartment section in the centre would be six storeys, while the assisted and memory care sub-community to the north would be five. The retirement apartment sub-community of the facility would be situated toward the south of the site and be five storeys in height.

The new proposal by developer ASC (Guelph) Facility Limited Partnership seeks to add 47 retirement-oriented apartment suites, 99 independent living suites, 80 memory care residential units on the 4.85-acre site, as well as a dedicated commercial unit along the Arkell Road frontage.

The public meetings are part of city council’s planning session on Monday, beginning at 6:30 p.m. and streamed live at guelph.ca/live.
