Ground breaking for Phase 2 happened this week

Fusion Homes has completed Phase 1 of The Metalworks condominium development on Arthur Street, and will soon break ground on Phase 2, known as The Studio. Combined, the two buildings have 265 units.

The redevelopment of the former W.C. Wood factory site has been ongoing for several years. The land served an industrial purpose dating back to the 1830s, and was a W.C. Wood appliance manufacturing plant from 1956 to 2009.

The land first underwent a brownfield remediation by Kilmer Brownfield Equity Fund, and was then the subject of a massive residential development plan by Fusion Homes.

Plans for Phase 1 were launched in late 2014 and ground was broken in 2015. Residents began moving in last week.

According to a City of Guelph press release, the building includes amenities like a pet spa, party and fitness rooms, an outdoor courtyard, and a walking area along the Speed River. The second building will have 132 units, the same amenities, and some additional offerings such as an outdoor fire pit, chef’s kitchen, and guest suite. The target completion date for Phase 2 is early 2019.  

A heritage building on the site is currently undergoing a full restoration, and will house a distillery, restaurant, and office space. The entire Fusion Homes plan at the site calls for five high-density buildings.

The city supported the project in the early stages with brownfield remediation and downtown improvement funding.
