Guelph police warn of rental fraud

Scammers will use pictures and descriptions from other people’s ads to make their 'fake rental' appear legitimate

The Guelph Police Service wants to make the public aware of rental scams occurring in the community. While looking for a rental please stay vigilant when contacting and receiving information about a potential house or apartment rental.

Scammers will use pictures from other people’s ads to make their “fake rental” appear legitimate, including a very detailed description of the property and surrounding features.

When you are conversing with a potential landlord stay aware of the following:

  • Is the landlord onsite or available to do a viewing? Even with COVID, there are no restrictions against viewing a residence in person.
  • Does the deal seem too good to be true? Is rent lower than it should be? Are they offering a second month at a discount? Check for spelling or major grammar mistakes.
  • Do they want you to move in immediately without viewing the rental?
  • Are they asking for a deposit before signing a lease or rental agreement?
  • When they introduce themselves are they providing an excessive amount of person life details?

If you are unsure if you are involved in a scam or not, contact your local police service for advice, or talk to someone you trust about the situation. Always keep documentation of the conversation and monetary transactions.
