Centre Wellington council to consider 16-unit condo building

Centre Wellington council is set to consider a condominium draft plan for 16 single detached dwelling units at 112 Sideroad 19 in Fergus

FERGUS - A proposed draft plan for 16 single detached dwelling units will be considered for approval at the committee of the whole meeting Tuesday. 

Centre Wellington council is set to consider the project, to be located on a private condominium road at 112 Sideroad 19 in Fergus. 

According to a staff report, Wrighthaven Homes Ltd. submitted a draft plan of cavant land condominium application to the County of Wellington for approval in July 2020. The existing dwelling and accessory buildings located on the property are proposed to be demolished.

The township hosted a public meeting with regards to the initial draft plan application in November 2020.

With its second draft plan submission, the applicant has implemented the following changes:

  • The proposed number of units has been reduced from 16 to 13 units
  • The condominium road has been shifted 1 metre to the east to allow more opportunity for tree retention and enhanced landscaping along the west property line
  • The "turnaround” and units 7 and 8 have been moved to the south to maintain the tree area located behind units seven and eight.

The draft plan application that will be considered by council on Tuesday centres around conditions on property access, lighting, landscaping, municipal services, grading and drainage. 

“Wrighthaven Homes Ltd.’s draft approval conditions will also ensure implementation of the building restrictions proposed by the applicant – that the dwellings on units one to six be limited to one storey bungalows,” the report stated.
