Minto council approves sale of two industrial lots in Palmerston

The sale and development charges on the property will bring in over $100,000 for the town

PALMERSTON – Town of Minto council has approved the sale of two lots in the Palmerston Industrial Park which will bring in over $100,000 for the town including development charges.

McLellan Industries Ltd., a livestock supplement company currently based in Ingersoll, has purchased a one-acre property at 340 Minto Rd. in north Palmerston for $35,000. 

The proposed use for the land is to build a 7,200 sq. ft. building with a steel mezzanine to support processing equipment that will be in the back of the building separate from the structure.

A report to council said the purchasers are looking for quick closing of 30 days to begin construction right away. The proposed use meets zoning requirements and will therefore be a straightforward sale.

It is anticipated that this will bring three full-time jobs to the area. Development charges for this project will bring in just under $28,000.

According to the report, many of their customers are in Listowel, Mount Forest and Gorrie making Palmerston a great location for their business. The owner and his son are also local to the Minto area. 

J&A Devries Construction Inc. purchased a 0.8 acre property on Noble Family Road with plans to build a 6,200 sq. ft. three-unit industrial rental building for $28,000. 

The developer previously built a rental property in the Palmerston Industrial Park. Construction is expected to begin in spring 2021. 

Development charges for this will generate over $23,000 for the town. 

Terry Kuipers, chief building officer, said to council the town is expanding sewer and water services to the back part of the industrial park. 

Kuipers and mayor George Bridge noted that they are running low on land to sell in the area and have surprisingly generated lots of interest this year.

“This year is kind of an odd year with COVID and that the amount of interest we’re having in the industrial park is quite high,” Kuipers said.

“We seem to be getting a lot of people interested that are not only coming with their businesses from the city area but they also want to bring their employees as well,” Bridge added.

Council unanimously approved of the two sales.
