Huge warehouse under construction in Elora now listed for lease

Realtor for the property says the owners will consider selling the huge building

ELORA – The plan for an under construction warehouse in Elora appears to have changed. 

A 575,000-square-foot distribution warehouse being built at 32 First Line on the edge of Elora is listed as being available for lease. The facility is proposed to have 56 loading docks and 111 employee parking spaces.

The land was purchased by Aosom Canada Inc. and was intended to be the company’s third warehouse in the province, general manager Arthur Tse previously told EloraFergusToday.

Aosom Canada Inc. is a Chinese-headquartered e-commerce business similar to Amazon that imports goods from Asia. Tse said at the time the price of land in Elora wasn't very high and it would benefit the company to have a location in a more rural part of the province.

Officials from Aosom Canada Inc. did not immediately respond to requests for comment. 

Qingmai Zhou, real estate broker for the warehouse, said in a phone interview the owner originally bought the land to use for themselves but plans have changed. 

They will not be using it for now and the company is looking to lease the warehouse out to one or two clients according to Zhou.

“If they get a good deal, they will also consider to sell but that was not the original plan,” Zhou said. 

Zhou noted large warehouses like the one at 32 First Line can be found in Toronto and the GTA but there aren’t many like it in the Wellington County area. 

The listing page for the warehouse said it is expected to be complete in July.
