Thirty years ago selling your house was drastically different than selling your home today. What was once a relatively simple process now has several more underlying moving parts. If you haven't bought or sold a house in a while, these changes may feel overwhelming or daunting. Let us take you back to circa 1992 when agents received information on new listings from their local real estate board office.

A single photo and a short description of the house for sale were published in a small catalogue containing other properties that recently hit the market, readily available for agents to pick up at their local board office. Both buyers and agents had little information available for new homes that just came on the market. Contact with clients relied on pagers, in-person meetings or phone calls, and faxing was used to send over transaction paperwork. As a buyer, there was much less accessibility to your Realtor and to information about listings. In turn, as a seller, it was a lot harder to get exposure on your listing.

Fast forward to 2022

Pagers have been replaced by all kinds of technology so your Realtor is now just an email, phone call, or text away. Listings are no longer limited to a single catalogue but found on countless public platforms. Where the public once received limited information about the properties that were for sale, there is now a wealth of material online. And what was once an industry heavily advertising in print, has now transitioned to marketing on google and social media, which helps provide the listing with maximum exposure, stretching beyond local real estate boards, for any potential buyer to have easy access.

Not only that, now listings are professionally photographed, including aerial photos or cinematography shots to showcase the location. Substantial details are provided to agents and their buyers about the property;

  • thorough description of the home,
  • survey,
  • flow rate test,
  • GRCA map,
  • recent upgrades

...all on the Multiple Listing Service (MLS) — a platform that offers the public with information and virtual tours about the properties for sale. Once a property is listed on MLS, almost every local real estate website has the listing available for the world to see! We ensure our client’s home packs a strong punch once it is live on MLS, as the majority of folks are now looking online for new listings. We also inter-board our listings on the Toronto Real Estate Board (TREB), as the Guelph and Wellington County region has been a hot spot for folks living in the GTA to move to.
