Stacked townhouses proposed to replace east end plaza

Zoning bylaw and official plan amendments sought for 140 Hadati Rd.

A small east end plaza may be demolished in order to make way for a 24-unit stacked townhouse development. That’s the plan put forward by the owners of 140 Hadati Rd., who are seeking official plan and bylaw amendments in order to allow it.

The plaza, which sits between Leacock Avenue and Upton Crescent, is currently home to One Stop convenience store and an empty unit which used to house an eatery.

As outlined in a letter to the city, and posted on the city’s website, the current building is to be demolished and replaced with a 3.5-storey, 24-unit stacked townhouse development facing Hadati. 

Units are to be two- and three-bedroom units, each with their own exterior entrance. Surface parking is to be in the rear of the building, with common outdoor amenity space on the corner of the site closest to Upton Crescent.

Two driveways are planned in the “same general location” as the existing driveways along Leacock and Upton.

A total of 26 parking spaces are proposed, with one for each unit and two visitor spots.

In order for the proposal to go ahead as-is, official plan amendments are needed to allow a height of four storeys (currently limited to three) and a maximum density of 95 units per hectare (currently set at 35). 

The site would also need to be rezoned from convenience commercial to specialized cluster townhouse.

City staff deemed the planning application complete earlier this month. A report and recommendation to council have not been completed at this time.
