East Guelph development concerns reader

Reader has several concerns with proposed building development including overcrowding and increased traffic

GuelphToday received the following letter from reader Carrie Vincent regarding a proposed development:

I live on MacAlister Blvd and we are fighting a new development that is proposed. 12 Poole St. - Block 91, 61M-244 - File#OZS22-002 Victoria Park Village Inc.

They are looking to build a six-to-10 story build and a bunch of townhouses with a total of 801 new homes + a number of single dwelling homes as well.

I have several concerns:

1) Potential of overcrowding in local schools

2) Increased Traffic on Victoria Road and Zaduk Place (will be used as a cut through for Gorden Street and Kortright Road)

3) Torrance Creek is designated for water runoff and has become significantly swollen (forming an unplanned pond) since the storm pond was created (already a risk of flooding on properties backing on to the creek from MacAlister Boulevard)

4) Impact to the diverse wildlife who currently live on this land and assessment of habitat for endangered/protected species (we have witnessed snapping turtles, wild turkeys, deer, herons, beavers and many more)

All of the environmental reports that I have seen predate the construction by Fusion Homes on MacAlister Boulevard and the ongoing construction on DeCorso Dr.

I wrote to the city to confirm that the Environment Assessment will be done again to confirm impacts from construction undergone since the report was created. As well as reassessment of the impacts of the newly proposed construction in the area.
