65 Delhi St. could become transitional housing for people experiencing homelessness

County plan to buy it from the city and turn it into transitional housing for those experiencing homeless is dependent on rezoning the property

If plans come to fruition, the historic, city-owned property at 65 Delhi St. could soon be used to offer transitional housing for people experiencing homelessness.

The County of Wellington is proposing to buy the property, just south of Guelph General Hospital, pending approval of a zone change – from parkland to residential.

“The Loyola House Supportive Temporary Accommodation Pilot potentially ends in the fall,” said county Warden Kelly Linton in a news release. “By relocating to the 65 Delhi St. location in Guelph we’ll be able to provide units to people who really need support and a safe place to live. 

“The location is also ideal for easier access to important community support services.”

City council declared the property surplus in December. A staff report at the time noted the property needs about $800,000 in renovations and repairs, but does not currently have a use.

The building, which is the city’s list of identified heritage structures but not formally designated, was acquired by the city in 1911 and was used as an isolation hospital. During the 1960s it was converted into recreational space for summer camps, arts programs and more, but that stopped in 2008.

The north half of the building was once used by Guelph Wellington Paramedic Services.

“The final sale of this property to the County is conditional on rezoning,” said Scott Stewart, the city’s chief administrative officer. “It would be great to see this property used to support those in our community who need it the most.”

County officials will need to apply to the city for rezoning, which involves a public meeting for council, residents and community groups to learn more about the proposal, ask questions and comment on the proposed zoning.

If the property isn’t re-zoned, the County of Wellington will not purchase it, notes the news release.
