A few tweaks have been made to a proposed development along Gordon Street and Arkell Road.

On Oct. 18, a notice of revised planning applications was submitted to the City of Guelph for 1354 Gordon St.

First submitted to city council on Aug. 30, 2019. The mixed use, eight-storey building originally included 88 apartment units, commercial use on the ground floor and a standalone vehicle gas bar with a convenience store.

In the recent revisions within the notice, the standalone vehicle gas bar and associated convenience store was eliminated and replaced with more apartments, increasing the total number of dwelling units to 110 onsite. Off street parking was also increased to 159 spots for the entire development. 

By eliminating the vehicle gas bar, a request was made to change the current urban reserve zone to a specialized neighbourhood commercial centre.

A revision was also made to decrease retail and residential gross floor area within the mixed use building. The minimum commercial area was reduced to 425 square metres. Other revisions noted include a reduced minimum side yard to eight metres and an increase was made to the provision of the common amenity are and landscape open space.

Currently, all the revisions are under staff review.
