Proposed development for The Ward on Duke Street.

An application has been made that would see a four-storey apartment building totalling 22 units at 66 Duke St. in The Ward.

The public meeting on the proposal will take place at city council's planning meeting on Oct. 13 beginning at 6:30 p.m.

The building would include ground floor parking and a rooftop amenities terrace.

The 1,473 square-metre lot is a brownfield lot currently occupied by a one-storey industrial building that houses two businesses.

The applicant, IT Enterprises, is seeking an Official Plan amendment allowing a density of 150 units per hectare and a zoning bylaw amendment to allow for a specialized infill apartment zone that includes specialized regulations requested to permit additional density, an increase in floor space index, reductions in minimum side yards and rear yard and reductions in the amount of off-street parking and parking space dimensions.

Those wishing to speak to the application should contact the the city clerk’s department no later than 10 a.m. on Friday, Oct. 9. You can register online at  guelph.ca/delegation.
