Approval urged for Speedvale Avenue co-housing project

Council slated to make decision Feb. 14 regarding proposal for 205 to 213 Speedvale Ave. E.

A proposed 21-unit co-housing project on Speedvale Avenue should be given the go-ahead, say city staff.

In a report heading to council lon Feb. 14, staff recommend a series of official plan and zoning bylaw amendments be approved in order for the initiative to go ahead at 205 to 213 Speedvale Ave. E.

The plan calls for three houses to be torn down to make way for a 3.5-storey apartment building with 21 units, while a fourth existing home will be converted into a triplex, for 24 units in all. An equal number of parking spaces is proposed.

In order for that to happen, owners Beryl Isobel Beard and Michael Fortin are seeking to have the site’s official plan designation changed to ‘Specialized Infill Apartment’ from ‘Residential Single Detached,’ along with a lessened parking requirement (to 24 from 35) and reduced setbacks.

A public meeting held last May drew no opposition.

First brought forward in 2019, several changes have been made to the proposal for the collective “L” shaped site on the southwest corner of the intersection with Delhi Street.

A revised submission made last year saw changes made including elimination of a proposed Speedvale driveway, a revised parking layout, new building entrance and a half-storey increase in height.

Council’s Feb. 14 meeting is set to begin at 6:30 p.m. Public attendance at city hall is welcomed, with the meeting also streamed live at guelph.ca/live.
