Detached homes part of new development proposal for Arkell Road

A new development being proposed for the city's south end includes 31 detached homes, which is a bit of a rarity in Guelph development applications these days.

Of late most of the applications to come to the city are apartments, condominiums and some form of townhome configuration, as the city focuses on medium and high density development.

The new proposal submitted to the city by Rockpoint Properties Inc. calls for 31 detached homes and 60 cluster townhomes to be built on a 18-acre of farmland at 220 Arkell Rd., just west of Victoria Road on the north side of Arkell and close to where a new high school will be built in the next couple of years.

The proposal includes a park, park, stormwater management facility, an ecological linkage, a wetland and an emergency access and trail, according to documents filed with the city.

The proposal has been in development since 2016.

The developer is seeking a zoning bylaw amendment to change the property's zoning from agriculture to various appropriate zoning that would allow the proposal.

The farmhouse on the property would be demolished.

The site is bordered by the Torrance Creek Swamp Provincially Significant Wetland (PSW) is located along the westerly part of the property.

The proposal calls for the removal of 252 of the 359 trees currently on the site.
