Developer wants extra-wide driveways for east end homes

Fusion Homes’ applications to be heard by Committee of Adjustment

Fusion Homes is seeking approval for extra-wide driveways for 10 properties within the Cityview subdivision.

An east end development will feature some extra-wide residential driveways if Fusion Homes gets its way.

The developer has applied to the city’s Committee of Adjustment (CoA) for a series of minor zoning bylaw amendments that would allow four single detached homes with five-metre wide driveways and six others with six-metre wide driveways in the Cityview subdivision off York Road, west of Elizabeth Street.

Under current zoning rules, driveway widths there are capped at 3.5 metres.

The CoA is set to consider the requests on Oct. 13, during a meeting that begins at 4 p.m. It will be streamed live at guelph.ca/live.

Those applications are for 10 properties on Breesegarden Lane, Cityview Drive, Harrington Road and Silurian Drive. Some of the properties are individual lots, while others are grouped together.

Each of the properties are at various stages of development.

“Due to the large size of the lots, double car garages and driveways are appropriate and fit in with the scale of the lots,” states a letter to the CoA submitted on behalf of the developer. “When considering the size of the lots, an increase of 1.5-2.5m for a double driveway on these lots is minor in nature.”

The properties where a five-metre driveway is requested are 10.9 metres wide, with plans to build a single detached home with a double car garage on each. 

Where six-metre driveways are being sought, the lots are 12.19 metres wide. They, too, are proposed to have single family homes with a double car garage.

Fusion Homes is also seeking permission from the CoA to reduce lot widths and side yards for other properties within the development.
