Fusion Homes buys Guelph Innovation District lands

325-acre site to become mixed-used development

Guelph is one step closer to a major mixed-use development coming to the city’s east end following the announced sale of much of the Guelph Innovation District (GID) lands to local developer Fusion Homes, which announced the sale on Thursday.

“I am incredibly excited and proud of the Fusion Homes team for our work to acquire the Guelph Innovation District,” said Lee Piccoli, Fusion Homes CEO and founder, in a news release. “This development will be transformational for the city, truly defying expectations of what community-building in Guelph can and will look like.” 

City plans for the previously provincially-owned lands include a mix of employment, residential, commercial and natural heritage uses. The GID lands encompass 328.6 acres of land bordered by Stone Road East, Victoria Road South and York Road. 

That total includes 100 acres of protected natural areas.

Not included in the sale is the former Guelph reformatory lands, which also make up part of the GID.

A potential sale fell through during the summer of 2020. It was put back up for sale on June 1 of this year and listed for 45 days, after which purchase negotiations got underway.
