Gordon Street apartment proposal undergoes some tinkering

A proposed apartment complex for Gordon Street has undergone some changes, but it hasn't gotten any smaller.

Reid Heritage Homes and two partners previously proposed a six-storey apartment building for the southwest corner of Gordon Street and Lowes Road that would have 102 one and two-bedroom units. The new proposal remains six storeys totalling 89 units.

Height was one of the prime concerns of area residents when the proposal for 1533 to 1537 Gordon Street and 34 Lowes Road first came before city council last spring.

That 2.15-acre lot currently has five one-storey detached homes on it that are scheduled to be demolished.

City staff has arranged a meeting between the developer and interested parties. It takes place Jan. 22 at City Hall starting at 7 p.m. Representatives of the developer and the city will be in attendance to make presentations, gather information and answer questions.

City staff will eventually be making a recommendation to council.

The proposal initially came to council last spring as a rezoning application seeking nine site-specific changes, but that has since been reduced to three.

Neighbours of the proposal expressed several concerns, including the size of the building, parking issues, increased traffic concerns and the fact that the proposed building “just doesn’t fit in the neighbourhood,” as several people said.

At that time Mayor Cam Guthrie asked staff to look at the proposal in a broader sense of its role in the Gordon Street corridor.

The mayor also said opposition to the proposal seemed to be a matter of QIMBY (quality in my backyard) as opposed to NIMBY (not in my backyard).

No date has yet been announced for the proposal to come back before council.
