Low-rise apartment building proposed for corner of Delhi/Speedvale

An application has been made to build a three-storey, 21-unit apartment building on the corner of Speedvale Avenue East and Delhi Street.

Beryl Isobel Beard and Michael Fortin have purchased four properties on the corner and want to build the low-rise building while maintaining one of the houses.

The L-shaped, 0.53-hectare site currently consists of four separate connected residential properties - 205, 207, 2011 and 213 Speedvale Ave. E. - on the southwest corner of the intersection of Speedvale Avenue and Delhi Street. A total of 81 metres of the property fronts Speedvale and 45 metres fronts Delhi Street.

Three of the four properties would be demolished while 213 Speedvale Ave. E. is being converted into a triplex by the same owners.

The owners of the properties are seeking a zoning by-law change to allow the apartment building.

The current houses include large lots and there is an "urban forest" on the back of two of the properties that the new owners plan on keeping with the new development.

The proposed development includes 25 parking spaces.

The proposal will come to a future planning meeting of council for a public meeting before city staff takes it to develop a report and recommendation for council.
