New 14-storey condo proposed for just south of Downtown Guelph

The Tricar Group wants to build a high-rise condo building just south of Downtown Guelph.

An official application has not yet been filed with the city but the London-based developer has sent out notices to residents in the area of a proposal to build a 14-storey, 124-unit condominium at 71 Wyndham St. S.

Adam Carapella, Tricar's vice-president of development, said via email Monday that a formal application to the city is being targeted for mid-May with construction hoped to start in early 2018.

The location is a half-empty lot on the west side of Wyndham Street just south of Wellington Street. The one-storey building currently located there is home to Lean Strong Fitness.

A public information session regarding the proposal is planned for Tuesday, April 18, at the Italian Canadian Club from 5 p.m. to 8 p.m.

"The Tricar Group, the owner of 71 Wyndham Street South, would like to invite you to Neighbourhood Information Drop-in Session where we will be available to discuss our plans and answer questions regarding teh condominium redevelopment proposal," said the notice that went out in the neighbourhood.

"Drawings and information about the proposed redevelopment including site access and site design will be available for viewing."

Representatives of the company will be at the open house.

According to the city's Downtown Secondary Plan, the property is currently zoned for buildings up to 10 storeys in height, meaning it would have to get permission from the city to go higher than that.

Carapella said any applications regarding increased height would be determined once the application is complete and submitted to the city.

Tricar owns the condominium at the corner of Macdonell Street and Wellington Street and has just applied to build a 500-unit development on Gordon Street just south of Clair Road.

They have built several projects in London.
