Public meeting set for proposed east end redevelopment

Plan would see small plaza replaced with 24 stacked townhouses

The owners of 140 Hadati Rd. propose to demolish the existing building in order to make way for a 24-unit stacked townhouse development.

Area residents will soon have an opportunity to chime in on plans to redevelop a small east end plaza with stacked townhouses. 

A public meeting will be held Dec. 6 regarding the proposal for 140 Hadati Rd. The meeting will be part of city council’s monthly planning session, which gets underway at 6:30 p.m.

The plaza, which sits between Leacock Avenue and Upton Crescent, is currently home to One Stop convenience store and an empty unit which used to house an eatery.

As outlined in a letter to the city, and posted on the city’s website, the current building is to be demolished and replaced with a 3.5-storey, 24-unit stacked townhouse development facing Hadati. 

Units are to be two- and three-bedroom units, each with their own exterior entrance. Surface parking is to be in the rear of the building, with common outdoor amenity space on the corner of the site closest to Upton Crescent.

Two driveways are planned in the “same general location” as the existing driveways along Leacock and Upton.

A total of 26 parking spaces are proposed, with one for each unit and two visitor spots.

In order for the proposal to go ahead as-is, official plan amendments are needed to allow a height of four storeys (currently limited to three) and a maximum density of 95 units per hectare (currently set at 35). 

The site would also need to be rezoned from convenience commercial to specialized cluster townhouse.

No decisions will be made that night. Comments made during the meeting will be taken into consideration by city staff as it reviews the proposal and prepares a recommendation for council, to be delivered at a later date.
