Two public meetings set to address 451 new homes on Gordon St.

Input sought for plans at 785 Gordon St., as well as 1563 to 1579 Gordon St., 42 and 48 Lowes Rd. and 164, 174, 182 Dawn Ave.

Public meetings for two redevelopment projects that would bring a combined 451 residential units to Gordon Street are set for Monday. 

Local residents are being asked to provide input on plans for the Days Inn hotel property, as well as a collection of properties in the area of Arkell Road.

Here’s a summary of each:

785 Gordon St. (current Days Inn site)

The plan submitted by a numbered company that owns the Days Inn calls for 389 "post-secondary school residence units with 520 bedroom units" at the southwest corner of the Gordon Street/Harvard Road intersection, directly across from the Harvard Plaza. 

An application has been made for Official Plan and zoning bylaw amendments.

The plan also calls for 587 square metres (1,926 square feet) of commercial use on the ground floor and includes a total of 220 parking spots, both below and above ground.

The total floor area of the proposed development is just under 29,000 square feet.

A restaurant or bar with an outdoor patio would also be allowed if the rezoning is approved as requested.

The 2.1-acre site has 67 metres of frontage on Gordon Street and 118 metres on Harvard Road.

Reid's Heritage Homes is looking to build 154 stacked townhouses and eight detached homes on a 5.2-acre, triangular lot. Nine detached homes are slated for demolition.

If approved, the development would have 92 metres of frontage on Dawn Avenue, 54 metres of frontage on Lowes Road West and 74 metres of frontage on Gordon Street.

Reid's has applied for zoning bylaw amendments to allow smaller lot sizes, increased height, increased number of stacked townhouses allowed in a row, reduced frontage and increased density than what is currently allowed.

The stacked townhouses would be accessed via a private road that would be accessed from Lowes Road.

Public meetings on the proposals will be held during a June 13 city council planning session, which begins at 6:30 p.m. and will be streamed live at guelph.ca/live. Members of the public are able to attend in person, with the meeting to be held inside council chambers at City Hall.

No decisions will be made that night.
