Water Street development gets city staff's approval

Six townhouses and a detached home planned for open lot that resident's feel is environmentally significant

“Open Space and ParkCity staff is recommending council gives the green light to a development planned for the west end of Water Street that has had stiff opposition from locals.

Property owner T.J.L Transport Limited wants to build six townhouses and a detached house on the 0.2-hectare property. The original plans, submitted over two years ago, called for seven townhouse units.

The recommendation comes to Guelph City Council's planning meeting on Feb. 10 for a decision.

The applicant wants the current 'open space and park' designation on the property change to 'low-density residential' in order to allow the homes.

The development, if built, would result in estimated development charges of $207,646 to the city and annual property taxes of $24,700.

Residents of the area near the property have opposed the plan, arguing that the property is environmentally significant.

The lot in question is attached to a hydro corridor that saw hundreds of trees removed in 2015.
