Approval recommended for downsized 660-unit development in Hillsburgh

Formerly proposed to be 799 units, the updated development design has been downsized to 662 units following public comments

HILLSBURGH – Staff are recommending council move forward with a revised proposal for a 660-unit development planned for Trafalgar Road. 

Formerly proposed to be 799 units, a new report said staff downsized the development to 662 units after residents and council members shared several concerns during a public meeting last spring.  

Maintaining the same range of lot frontages for the single detached lots while providing "a broader range of housing options," the revised proposal includes 375 single detached dwellings, 218 street townhouse dwellings and 68 back-to-back townhouse dwellings.

"Erin is expecting to accommodate significant population growth within the current planning horizon into the year 2051 (and) the proposed development supports the intensification objectives of the growth plan and works toward the creation of complete communities," said staff in the report. 

Other changes include modifications to the road network design, low-rise senior housing and apartments, relocating the future water tower and a park block adjacent to the public school, and other minor adjustments.

While the updated proposal density currently excludes the senior's housing, the report said the county and town planning staff accepted the plan because the completed senior's housing will yield an ultimate density of 21.8 units per gross hectare. 

Both proposals retain the existing heritage dwelling. 

A separate public meeting will be scheduled for the zoning bylaw application (ZBA) to allow council and the public to provide additional comments. 

Following the ZBA Public Meeting, staff will bring forward the implementing zoning bylaw and the Draft Plan of Subdivision for Council consideration.
