GUELPH/ERAMOSA - A Drexler Construction Ltd. condominium project in Rockwood will be one of the main points of conversation at Monday's council meeting as the company asks for council’s support to extend the draft plan to two years.
Development is proposed to include seven single detached residential lots on Dowler Street. It will be accessed by a common element road intersecting with Dowler and Gowan streets. An open space is proposed to be a wetland and buffer area.
The draft plan was first approved by the County of Wellington in 2017.
The current draft plan is set to expire after Feb. 1, 2022.
However, the developer is requesting an extension of two years to the final approval date because there are currently 45 conditions the developer must fulfill. They want additional time to fulfill these conditions.
Drexler stated that there have been delays and disruptions in coordinating the project and site visits due to the pandemic.
According to the report submitted by planner Joanna Salsberg to council, Drexler Construction Ltd. is continually working with Metrolinx to satisfy their requirements, and with utility providers to negotiate and register easements.
They’re also working with the County of Wellington and the township to acquire a portion of the Gowan Street road allowance.
Prior to the county considering this request, a resolution of support from township council is required.
Guelph/Eramosa council will vote on the proposed extension at Monday’s council meeting, which starts at 1:30 p.m.
