City staff recommending approval of two Ward 1 redevelopments

Council approval urged for 66 Duke St. and 520 Speedvale Ave. E.

A pair of Ward 1 redevelopments should go ahead, say city staff.

In reports heading to city council’s Dec. 13 planning meeting for decisions, staff recommend approval of redevelopment plans 66 Duke St. and 520 Speedvale Ave. E.

That meeting begins at 6:30 p.m. and will be streamed live at guelph.ca/live.

If approved, a one-storey industrial building will be demolished and replaced with a four-storey, 22-unit condo building. 

During a public meeting held last year, nearby residents raised concerns about parking in the area, as well as the removal of trees and more.

The proposal includes 22 parking spaces, while current zoning calls for 33.

520 Speedvale Ave. E.

The former St. David and St. Patrick Anglican Church, which has been vacant since 2015, is proposed to be removed and replaced by a mix of 52 stacked and back-to-back townhouses.

The initial plan, submitted last year, called for four blocks of back-to-back stacked townhouses, totalling 64 units. That number was lowered to 58 units in a revised submission in April.

It was further reduced to 52 units in a September submission.

During a public meeting held in October of 2020, nearby residents expressed concerns about the removal of mature trees, perceived lack of privacy, impact on traffic, snow melt and more.

The latest plan calls for 79 of 96 mature trees to be removed from the site, which is two fewer than the April revision and more than the 68 originally proposed.
