Victoria Road proposal grows by 11 more units, plus more parking

The revised planning application for 103-105 Victoria Rd. N. requests to build 55 units in four townhouse blocks, and add a large parking lot on the property

A developer wants to add 11 more units to a complex proposal in east Guelph.

A third version of Gemini Homes' proposal for 103-105 Victoria Rd. N., on the northeast corner of Victoria Road and Cassino Avenue, has been filed with the city, laying out a proposed concept plan to build 55 units into four townhouse blocks, along with three single detached homes. 

Two of the homes already exist, fronting Victoria Road.

As for the townhouse blocks, three of them being sought would be two storeys, while a larger three-storey stacked townhouse would hold 32 of the units.

Originally, Gemini Homes looked at building 44 townhouse units in six blocks, along with the trio of single detached homes, as well as 53 parking spaces.

In September, the city received a revised proposal from the developer, requesting the build of 32 stacked townhouse units in a single block on the property, in place of three of the original six blocks, while also removing driveway access on Cassino Avenue.

A cover letter submitted to the city at the time said a "central surface parking area has been included to provide parking for stacked townhouse units."

The newest proposal on the city's website shows driveway access to a large parking lot among the townhouse cluster, with access from Cassino Avenue, bringing the parking complement to 90 spots. This would include 44 surface spaces, 23 driveways and 23 garages.

A separate building is also being requested for a mail room and space for 32 bicycle parking spots.

Parking was among the main issues for residents speaking at a public meeting in Sept. 2021.

No date has been set for city council to look at the revisions.
